I-24 to Sam Ridley Pky. Get off ramp to go in the direction of Murfreesboro Rd. Turn right on street beside Suntrust Bank. Right at stop sign. Go through next stop sign, Guaranty Title on left next to State Farm. It is just past Salvo’s Pizza and the Japanese Restaurant.

New Regulations
Whatever amount is shown on the closing statement, it must be paid in the following way:
- If it is $5,000 or less the buyer must bring a cashier’s check.
- If it is $5,000 or more, you must WIRE the money from your account to the title company. Yes there is a wire fee (approx. $35.00 – $50.00 depending on your bank fees) that you will have to pay to your bank for this. The title company will give you their wiring instructions. You must call them for this.
The title companies cannot disburse on funds to anyone without having either a cashier’s check or a wire transfer.
DO NOT EMAIL WIRING INSTRUCTIONS TO YOUR AGENT, TITLE COMPANY OR LENDER.
CALL THE TITLE COMPANY ONLY.
Helpful Hint
When setting up closings, we try to make it a practice to close on any day except Friday. Friday traffic is always horrible, and we don’t want anyone more stressed than they have to be right before closing.
If any documents are incorrect, not included, or need to be changed, we still have a working day to correct what may need to be changed. This way buyers can still move in over the weekend. This simple little practice has saved us a lot of problems over the years!
If a buyer moves into the home on a Friday night after hours, and ANYTHING is wrong with the heat & air, electric, plumbing or hot water heater, we do not have weekend folks to help out! Buyers need to be in their new home BEFORE the weekend to make sure everything is working properly.
New Construction House Keys:
We will take the keys for the property to the title company prior to closing. They will not be released until the seller has received his proceeds check from the title company. The home is currently on a master key. Once this key is inserted into the door knob, it will trip the tumblers and no one else will have access to the home again.
