

When you decide to invest in a home, there are several things you need to
have ready to obtain a home loan. The more of these things you have
available at application, the sooner you will know if that specific lender will
give you a loan. Remember.... just because one lender tells you they can't
make you a loan, does not mean another lender won't. Here is what you need
listed below:
- Copy of W-2 for the last 2 years
- Year to date pay stub showing income year to date.
- Contract of sale and legal description. (Your realtor will provide.)
- Latest 3 months bank statements (On all accounts)
- All current monthly bills, including credit cards, account numbers,
addresses, monthly payment, and the balance owed on each account.
- Loan information on all real estate owned.
- If you have recently sold a home, a copy of that closing statement.
- Landlord's name and address to send rental verification.
- Employer's name and address to send employment verification.
- Copy of driver's license and or other photo ID.
- Check for appraisal and credit report fee.
- Divorce decree, if divorced. (They are looking for alimony and child
support payments.)
- If self employed, last 2 years tax returns with schedules, YTD profit and
loss, and balance sheets.
