When Listing Your Home...

Below is what you can expect.

I will pull your property address off tax records and try to obtain comparable sales before I come to your home.  If you
have e-mail, I will send you a copy of the comparable sales, before I meet with you.

The value of your home will be determined by 2 other sales in your neighborhood and 1 sale nearby.  It does not matter
what any home is currently listed for.  It does not matter what any home is currently pending at.  It only matters what has
actually closed.  

THIS is the value your home will be compared to.  
Closed sales within the last 6 months.

The following items may NOT be taken into account when determining a value on your home.
  •        A swimming pool (Unless all other homes have a pool)
  •        Upgrade carpet
  •        Upgrade wood trim
  •        Cosmetic repairs or additions
  •        Fencing
  •        New Roof
  •        New Siding
  •        New Anything

I would rather you NOT tell me what your bottom line is that you will take for a home.  I do not want this information.  
My job is to sell the home at your asking price.  More than likely, we will be presented with offers that are lower than
what you will be asking.  I don't want to be in a position where you would ever think that I did not try to get the best price
possible for you because "I knew your bottom line."  If you want to list the home higher than I what I can find
comparable sales, I will tell you before we list the home.

Before I come to your home, if you have e-mail, please fill out the information forms pertaining to your home, save
a copy, and e-mail back to me.  I will make an appointment with you to come to your home and meet with you
after I receive these forms.  If you don't know an answer to any of the questions on the forms, type in, don't
know. Pages 2-4 of this form may be made available to the general public for marketing purposes.  If I get this
back before we meet with each other, I will create a flyer for your home.  I will bring this flyer when I come to
your home so you can see what it will look like.  I will insert photos at a later time.  Click here for a sample flyer.

Please fill out the Property Disclosure Form that will also be listed on the MLS system available to all Realtors.  
This form MUST be filled out by the homeowner and signed BEFORE any home is placed in the MLS.

Please click here for an Exclusive Right to Sell Listing Agreement.  This is a Tennessee Association of Realtors
agreement form between the seller and the listing brokerage company describing the terms of the listing
agreement.  I want you to have plenty of time to read the form, and I will answer all of your questions when we
meet.

When we meet, I will bring with me blank forms showing what a sales contract looks like, and many other
disclosures and statements.  I will leave these with you.  I bring these ahead of time, as selling your home is a legal
process and I want you to have plenty of time to read over the forms that most all Realtors use before you are
actually presented with a contract.  At this meeting, please have me 2 extra keys made to your home.  One will be
placed in a secure sentri lock box that will be put on your front door.  I will show you the box, how it works, etc.
while I am there.  The other key will be hidden at your home just in case someone locks themself out, or if an
agent's card has expired, if the battery should fail, etc.  The last thing you want is for anyone to come to see your
home and not be able to get in!

blanks.  I have fixed these where you can save them and send back to me as an attachment through e-mail.  Or...
you can fax to (615) 825-0066.  When we meet, I will have you sign the copies.  If you don't have all of this
information, don't worry about it, we will get it later.  You do NOT have to measure the rooms, etc.  Some people
have this information from previous appraisals, etc.  If you don't have it, don't worry about it, I will take
measurements when I come to your home.

I will take all kinds of pictures of your home while I am there.  I will also do a video.  These will be used for the internet,
flyers, magazines, etc.  Your home needs to be PICTURE READY at this time.  
Not perfect, just not messy.  I prefer to
come to your home on a SUNNY day so I can get a good picture of the outside.  Sometimes this is just not possible, so I
may have to come back (you don't have to be at home for an outside photo) when I can get the best picture.

I will not place a sign in your yard at this time.  The first calls that are usually made are from your neighbors, wanting to
know what you are listing your home for.  Flyers answer all of their questions.

After a flyer has been made, I will come back to your home, (usually within 2 days) place a sign in your yard, a lock box
on your home and a "Take One" box with flyers "for all of your neighbors".

Your home will be placed on the MLS system, also known as Realtracs.  It will automatically be synced with all kinds of
sites when doing this.

Things that will hinder the selling process:
  • If your home smells like Fido, or your Kitty Cat!  Move the litter box out of sight.  Many people have a strong
    aversion to animals in the home.
  • Cigarette Smoke.  If you smoke, smoke outside while your home is listed, and keep your ashtrays out of sight.  I
    have lost several sales with clients because my buyers could smell smoke even before they entered the home.
  • Buyers don't mind messy, everyone understands you are living in the home.  Buyers will not tolerate filth.  Make
    sure your tubs and toilets are CLEAN.  No hair, tub rings etc.
  • Mouse traps sitting out.
  • Roach Motels
  • Not enough room to move about.  If you have so much "stuff" that it is difficult to move in your home, people see
    it as being small.
  • Broken doors, holes in the walls, kool-aid carpet stains, urine smells
  • Vinyl peeling or curling up on the floor
  • Animals in the home while showing.  (This is also very stressful for your pets.)
  • Barking dogs outside
  • Foul odors.  Buy candles, or plug in air fresheners; cinnamon or apple.
  • Dirty Air Filters.  This screams negligence on your heat and air unit.
  • If your grass is overgrown or not weeded.
  • Broken down cars with oil stains all over the drive.
  • You do not need to be at your home while your home is being shown.  It is better for EVERYONE if you are not
    home.

In case I forget to tell you during this process
  • Do NOT let anyone in to see your home!  This is very unsafe!
  • Do NOT let anyone (a Realtor) in to see your home if only your children are at home.
  • NO ONE will be showing your home unless I know about it.  You will receive a call from me EVERY TIME a
    Realtor wants to show your home.
  • If someone shows up at your door and tells you they just live down the street and happen to see the sign and
    wanted to pop in for whatever reason, tell them NO!  This is simply a safety issue.
  • If anyone shows up at your door stating they are a Realtor and just happened to be in the neighborhood don't
    believe them.  While it may be true, it is unsafe.  Even if they just happen to be in the neighborhood, all professional
    Realtors know to call the listing office or agent before trying to gain access.

People Will
  • Open your closet doors
  • Open your bathroom drawers and cabinets.
  • Open your kitchen pantry.
  • Make negative comments about your home.
  • Not like your decorations or color schemes.
  • Leave the lights on in your home.
  • Leave the back door unlocked.  (Unbelievable, but true!)  Remember they are caught up in "shopping".
  • People are just people.  DON'T take any of it personal.

How Commissions Work
  • Most all real estate companies charge a 6% commission.  Your home is placed for sale all over the internet. MORE
    THAN LIKELY another Realtor will actually bring a buyer for your home.  The Realtor who brings the buyer
    charges 3%.  The other 3% goes to the Realtor who listed the home.
  • Some larger companies charge brokerage fees.  Sometimes these fees are as much as $400.00 on top of the 6%
    commission.  I do not charge any brokerage fee.  I cannot negotiate another Realtor's fee.  They all expect 3% or
    they will not show your home.  As I own my company, and I am the broker, I can negotiate part of my fee.  I do
    give discounts to anyone in the military, senior citizens, referrals from friends, and anyone who attends my
    church.  I also give a discount to anyone where I will be the agent who represents them in buying another home.  I
    will explain this when we meet, and answer any questions you have.

What you Can Expect to Net from Your Home Sale
  • Before you make any decision, here is what you need to know.  If you don't understand this, or need help, just ask
    me and I will go over it with you.
    Sales Price
  1. Less Your Mortgage payoff.  Please call your lender and ask them to e-mail, fax or snail mail your loan
    payoff if possible.  We need an accurate amount before we get started.  You don't want ANY surprises at
    the closing table!
  2. Less Commission Paid
  3. Less Termite Letter  (Usually about $90.00)
  4. Less Any Repairs
  5. Less Attorney Closing fee (Usually about $250.00)
  6. Less Any Closing Cost (I will explain this.  You do NOT have to pay any closing cost)
    After the above expenses have been deducted from the sales price, this is the NET amount of cash you will walk
    away with.
